Mountain Living curates a collection of elevated rustic and one-of-a-kind goods, including jewelry, apparel, furniture, decor, art, collectibles, antiques, and vintage pieces.

Because many of our items are vintage, antique, handmade, or genuinely one-of-a-kind, each piece is sold as a unique item. Photographs, measurements, and descriptions are provided as accurately as possible, but natural variations in color, finish, wear, patina, and dimension are inherent to these pieces and are part of their character — not defects. Where an item is sold "as is," that will be noted in the product listing.

We reserve the right to update product descriptions, imagery, and availability at any time without notice.

All prices are listed in U.S. dollars and are subject to change without notice. Because our inventory includes single, irreplaceable pieces, an item shown on the Site may sell or become unavailable at any time.

We make every effort to ensure pricing is accurate. In the event of a pricing error, we reserve the right to cancel or refuse any order placed at the incorrect price, even after an order has been confirmed.

Your order is an offer to purchase. We reserve the right to accept, decline, cancel, or limit any order for any reason, including suspected fraud, errors in pricing or product information, or limitations on available quantities. If we cancel an order after payment, we will issue a full refund.

We accept the payment methods displayed at checkout. By providing payment information, you represent that you are authorized to use the selected method. Charges are processed at the time your order is placed. All payments are handled through secure third-party processors; we do not store full payment card details.

Shipping timelines, methods, and costs are described in our Shipping Policy. Title and risk of loss for physical goods pass to you upon our delivery of the items to the carrier. We are not responsible for carrier delays once an order has shipped.

Returns and refunds are governed by our separate [Refund Policy], which forms part of these Terms. Please note that because of the unique, vintage, and one-of-a-kind nature of much of our inventory, certain items may be designated as final sale; this will be indicated on the product listing.

All content on the Site — including the Mountain Living name and brand, logos, text, product photography, graphics, and page design — is owned by or licensed to us and is protected by applicable intellectual property laws. You may not copy, reproduce, distribute, scrape, or create derivative works from any Site content without our prior written permission.

• interfere with or disrupt the Site or its servers;
• use automated tools to scrape, harvest, or collect data from the Site;

This is particularly relevant to vintage, antique, taxidermy, and one-of-a-kind items, which are sold in their existing condition.

To the fullest extent permitted by law, Mountain Living by Gilligan Log Homes and its owners, employees, and affiliates will not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Site or any product purchased through it. Our total liability for any claim will not exceed the amount you paid for the item giving rise to the claim.

You agree to indemnify and hold harmless Mountain Living by Gilligan Log Homes and its owners and affiliates from any claims, losses, or expenses arising out of your misuse of the Site or violation of these Terms.

These Terms are governed by the laws of the State of California, without regard to its conflict-of-law principles. Any dispute arising under these Terms will be subject to the exclusive jurisdiction of the state and federal courts located in California.
